We’ve dealt with many landlords over the years at CGT Lettings Ltd, so we really know what makes a great one. Often, the better the landlord, the better quality the tenants. Attracting and retaining good tenants isn’t always easy, but becoming a good landlord will help you achieve this. So, if you want to become the best landlord you can, I have some top tips for you:

The quality of your rental property will generally determine the calibre of your tenant, so make sure you aim to keep your property well-maintained and clean, ready for when your letting agent is due to show potential new tenants around.

A good agent will ensure they spend some time educating tenants at the beginning of the process so that they clearly understand all requirements and expectations. If you are letting the property yourself, it would be helpful for you to also do this. It’s important the tenancy agreement and its obligations are clearly explained, so your tenants understand what they will be held to.

Make a full inventory (read our earlier blog about this!) including detailed photographs and always take meter readings to prevent any disagreements over damage or utilities at the end of the tenancy. Ensure you note the cleanliness separately.

Safety first – any supplied gas equipment must be checked annually by a registered Gas Safe engineer and you have a duty as a landlord to provide safe electrical equipment. Electrical testing is not required by law but we would advise you have this carried out, to put your mind at rest that your tenants will be safe, plus you could be prosecuted if they come to any harm. Also, smoke alarms must now be fitted on every floor and carbon monoxide alarms are required if there are solid fuel appliances present in the property.

Stay on top of any repairs to minimise problems for your tenants and have a dedicated list of trusted contractors on hand that can complete repairs quickly and cost efficiently. Delays with repairs equal grumpy tenants, imagine how you would feel living in a home without heating/a leak/broken appliances for an extended period of time? Make sure you move forward on these repairs as quickly as you can.

Be pro-active and contact tenants after they’ve moved in to check how they’re settling in, at CGT we call this a ‘welcome call’ and we aim to contact all tenants within the first week of their move in. This type of communication and courtesy sets you off on a good foot, and speaks volumes about your status as a good landlord.

When negotiating the deposit at the end of the process, work swiftly and obtain cost effective quotes and explain in detail using the inventory and check out report why you are making each claim.
